Introducing Phoenix Real Estate Guy TV - Episode #1

by Jay on January 15, 2009

It’s an experiment folks. Who knows where it will end up.

Thoughts and suggestions — The Good, The Bad and The Ugly — are always appreciated.

You know .tv doesn’t actually stand for television, right?

Either way, you sure are purty. nice work!

tyler hurst 01.15.09 at 7:32 pm

Oh, no monitor in the background, don’t move so much and DON’T lean back. Lean toward us.

Jay 01.15.09 at 7:41 pm

@tyler
But of course I know .tv is really the top level domain for the island nation of Tuvalu. But we’ve already bastardized it to mean television. At $40 a pop for a domain name, I just hope the Tuvaluans (Tuvaluites?) get a cut of that.

Yeah, the backlighting from the monitor is horrible. And next time I’ll lock the chair so I *can’t* rock back and forth! Bad body language there with the lean back, sends that not so subtle message of “to hell with ya”!

Thanks for watching and for the tips! (and trust me, I haven’t written off podcasting….)

I liked it…. I loved the real you… and my piles of “crap” look similar they drive my husband crazy - the sign of a messy desk is the sign of a genius - and I think you are pretty darn close

Justin McHood 01.15.09 at 8:01 pm

Ok, I think this might work. Don’t give up if it flops at first, keep at it.

Right personality (hell, if @garyvee can do it, you have a fighting chance of pulling it off even though you like the Broncos), enough of a geek to tweak the technology, and enough connections that you might even get @THE_REAL_SHAQ to make a cameo if you work on it.

Here are a few (of my lame) suggestions:

1. Do a short video series of a few different homes and just analyze the house as a RE broker does. People often love a home for the color of carpet, but what does a RE broker think (and don’t spend more than 2 min on location, location, location…)

2. Interview some interesting people who are “Phoenix folks” — so they can describe why in the world they would want to live in this desert. (or not).

3. Give us the inside scoop on what in the world the actual RE Broker does — I bet there is at least 1 agent/reader out there who thinks that her broker sleeps all the time.

4. Interview some people on local hot topics that Phoenix people care about. Photo radar? Light rail? Whatever-else-is-on-Ankarlo-on-KTAR?

5. Interview your agents. We all want to get to know them better. Ask them tough questions, not just what their favorite ice cream is.

6. Highlight some of the local politicians and let them tell why it is great to live in XYZ city. Did you know there is some 21 year old kid who is running for mayor of Gilbert?

7. Do a feature on Joes BBQ or Oreganos in Gilbert — if you are thinking of moving to Gilbert, you had better know the good places to eat that aren’t in Scottsdale. Don’t forget to video how long the wait is at Oreganos… that “local knowledge” stuff is invaluable.

8. Interview some of the local media people (@beverlykidd, etc.) who are used to being on camera. Pepper them with crazy questions.

9. Bring the video setup to #evfn and show what all of the cool folks do in the East Valley on Friday nights. Drink beer in a grocery store? Come on, I bet that South Chandler is one of the few places in America that a twitter-connected-group-of-folks does that.

10. When #evfn goes to Scottsdale, bring your camera with you and do a Jay Leno type of “man on the street” interview. If you need a Jay Leno “judgmental bastard”, I can be available, although I might not be as good as Steve The Judgmental Bastard, I am close (I read the book Blink twice).

#1: Awesome
#2: When do you start taking keywords?
#3: Awesome.

Love it.
:-)

stephanie 01.15.09 at 8:12 pm

oh, #4: Can I PLEASE come clean your desk?

tyler hurst 01.15.09 at 8:14 pm

You did a great job of not doing the normal annoying things, like saying um, like or awkward pauses. Definitely kudos on that.

PropertyQwest 01.15.09 at 8:54 pm

The beauty of your video is that we got the real you. I don’t care about your screen presence because the “things” you do make you, “you”.

I can’t sit and be on the phone, I burn trails. I wave my arms when I talk and I talk at a level that most people would consider screaming. Quirky? Yes, but that’s what you get with me. It’s part of my signature.

Provide the great content that you normally do and keep the quirks. I’m not looking for Garyvee when I go to your blog. I can go to his blog to get him. I’m looking for a guy named Jay. Thanks to your video, I got closer to getting a feel for what it would be like to be in your office with the real you. Your written words and your daily mugshots have their place. Your video simply brings it to another level.

Will 01.15.09 at 9:04 pm

“It’ll get better cause it can’t get a whole lot worse” - True dat. But please, no more leaning in for any sloppy kisses after signing off :D

Seriously, I’ve thought to add video as well but I think you need to put a lot of thought and practice into the image you want to present. Is it “guy in car opinionated and thinking out loud”, “guy on the street walking around”, “guy on the street spinning around”, “guy in garagio (garage studio) with desk and props”, or is it…? That’s what you need to figure out. And then come back and start doing it.

And that’s the problem I face for we have all those guys mentioned above already here as well as live-streaming weekly show guy. At least you’ve committed to being irregular. Nothing worse than under delivering, eh?

My thoughts? Forget real estate. Talk about life in your neighbourhood - shops, restaurants, historic homes, what kids do on sunny days. You know the feel-good lifestyle human-interest stories that shows off why people love living where you do.

Jayson 01.15.09 at 9:09 pm

Video was great Jay…It’s nice sometimes to watch a quick video. Only thing I’d recommend (maybe you’re already going to do it?) is putting links below the video to articles where watchers can find more information (if there is any). The one thing I don’t like about video is that I can’t follow links to different stories or sources etc..

Good luck!

Jay 01.15.09 at 9:09 pm

You guys RAWK! (And yes, I’m 48 years old and I say “RAWK!” My teenagers would be mortified.)

Fantastic suggestions all.

And Stephanie, I’d be afraid for you to clean my desk. There may be something alive under here….

Dave Dugdale 01.15.09 at 10:31 pm

I think it could also work.

I would like to see you in a video showing a house and telling us why you think it is a good house for you to represent and why.

But then showing a house and tell us why it is a bad house for you to represent. That would be interesting.

Tom Royce 01.16.09 at 6:04 am

Congratulations on taking the plunge in online video! From what I have learned it is hard at first and then gets much easier as one gets comfortable with the camera.

Another is invest in the program Camtasia. Then if you put together a presentation or media you can use it for a quick video.

Monika 01.16.09 at 6:08 am

I like it! The only issues for me have already been mentioned in the comments. The computer screen behind your head and way too much rocking. Otherwise I think it’s a great idea and very real.

Mike Mueller 01.16.09 at 7:58 am

Good for you Jay! One thing I would suggest that hasn’t been mentioned is to include a link in the video description back to this post. As in http://phoenixrealestateguy.tv/introducing-phoenix-real-estate-guy-tv-episode-1
That way, when I come across it on YT or other host I have a link back here.

Out there might be the eyeballs, but back here is where we want to lead them.

Good Stuff Buddy!
(Oh, and I found this via my feed reader)

Bill Risser 01.16.09 at 7:58 am

Jay - I thought it was great for your first effort. I second the motion to do some interviews with other players in the process… Definitely take the camera on the road and capture the local flavor as Justin suggested. I can’t wait for the next episode (webisode?)

Daren 01.16.09 at 8:48 am

Jay, I like the concept. For content, I’d love to hear about the foreclosure market, what your thoughts are on buying in that area, where some of the best deals might be, and your thoughts on what you think caused the crash in Phoenix.

Joel Burslem 01.16.09 at 11:04 am

Great first go Jay. Here’s my production advice.

Video is like real estate; it’s all about location, location, location.

Find a nice place to frame your video - outside preferably b/c of the light, tho you will suffer from more ambient noise.

Remember, what you have behind you frames your credibility… there’s a reason TV always shoots “experts” in front of a bunch of books.

Daniel, The Real Estate Zebra 01.16.09 at 11:40 am

Jay,

I agree with something that other folks have said, get out of the office. Real estate blog videos should be about real estate, not just about the real estate industry. I happen to know that you get out of your office quite a bit, so show people that. I would love you know what your area is like, since I have never been there.

Sure, posts from behind your desk are good for some topics, but I think that it is easier to provide entertaining content when you can rely on your surroundings to keep people engaged.

Keep it up, man! You’ll knock it out of the park, I’m sure.

James Wheelock@Kingwood Real Estate 01.16.09 at 7:17 pm

I love video and have plans for a more organized video blog as well as have been trying to recruit agents in other markets here in Texas. I thought it would be kind of cool to tour different spots across each metro area all on video. I know I would have loved having it available for several moves I have made in the past.

Jay, I think you would be very wise to some of Justin Mchood’s suggestions. A few of his ideas were pure gold. Let me know if you would be interested in expanding the tour of each metro idea.

Jay - love your blog, love your writing, love your site. The video didn’t grab me - dropped off after about 45 secs. I agree with Justin’s comments. The big challenge - how do find the time to research and deliver quality video content *in addition* to the blog, *in addition* to running a real estate business? IMO, most of us don’t have the cycles to do a good job here. The first step is always toughest. If anyone can do it, you can. Good luck.

Linsey 01.17.09 at 8:26 am

I’ve thought about doing video but then people might see that I’m working in my sweats in the middle of the day with no makeup and my hair in a pony tail - not a great look. But I like the idea of it. I seem most interested in videos that are really pretty short and to the point. You have great suggestions here and I love the idea of taking it out on the town.

I guess I’m wondering - why have a separate site for the video rather than just incorporating this into your regular blog?

Joseph Ferrara.sellsius 01.17.09 at 1:16 pm

I agree with Joel to find a nice background but brand it somehow– logo, cactus, a look or whatever– and keep it consistent. Heck, your trademark can even be a sloppy desk– they say a neat desk is a sign of a cluttered mind :)

In the end, what counts is what comes out of your mouth and your mind. Good luck going forward Jay.

If you want to monetize this baby, get advertisers to send you a big ad which you agree to hold up during commercials, like the old days of TV :)

David Bethoney 01.19.09 at 7:17 am

Hi Jay, I look forward to seeing where this goes. I’ve never had the pleasure of meeting you but this is a great way to help all of us learn more about you and from you. I guess the question I have is who is your intended audience? Is the video content going to be geared towards discussing topics for real estate professionals? or towards people looking to buy and sell in the Phoenix area? or both? Regardless, I’ll be tuning in!

Brian Requarth 01.20.09 at 3:16 pm

Jay, Congrats on diving into video. I don’t have a whole lot more to add. I agree with the feedback in the comments. I saw the last video too, where you checked out the foreclosure. My recommendation is that you give more analysis. For me as a home buyer, I might not know whether its normal or not that the property has the drywall totally ripped out. What is the state of most foreclosures? Maybe talk about what a typical additional investment is to fix up a property like this. Overall, I think it is great what you are doing. It is cool that you have the RE.net community as a sound board for your ideas. You can tell that you have a lot of friends that give you honest and quality feedback. In a couple months I am teaching several courses on Internet marketing and social media in Latin America so keep me posted so I can use you as a case study. Maybe it will increase your reader base in South America!

Brett Tousley 03.20.09 at 11:31 am

Jay, I’m late to the party on this one. Just watched all your videos and you kept your promise. They’ve been getting better.

You’ve inspired me to finally post my own videos I shoot for clients.
